This was an exciting development by Gaiger Bros. Ltd. who bought this landmark listed building in Devizes. It was originally part of the wider military barracks but whilst the remainder of the site had been subject to redevelopment The Keep was retained in separate ownership and used for low key commercial use.

This was an extremely interesting and challenging site where the owner of this village pub wanted to attain planning permission for a single dwelling on garden land to the rear of the pub. The pub was listed, as were many surrounding buildings, and was also in a conservation area.

RCC first dealt with this site when we acted on behalf of the previous owner (Aster Housing Association) attaining outline planning permission for two houses and replacement car parking. The site consisted of a row of garages and a wider hard surfaced area used for car parking, as seen in the photographs.

RCC were approached by the applicants who had tried to attain planning permission for residential development within their garden since 1984. During that time they were unsuccessful with seven planning applications of which three had been dismissed on appeal. Those unsuccessful applications included single storey dwellings.

RCC was asked by the Manton Estate to work with Jeremy Browne Associates on a proposed development in Marlborough. The proposal involved the development of a current council owned open space/play area for housing whilst compensatory open space was provided on adjacent land owned by the estate. The development site and the compensatory open space can be seen in the attached photographs.

RCC worked closely with PKA Architects who were commissioned to design a new classical country house just outside of Marlborough. As shown in the photographs, the site consisted of a complex of farm buildings and a number of houses along the ridge line. The proposal was to demolish all bar one of the dwellings and some agricultural buildings and build a new dwelling in their place.

RCC were approached by Strakers Estate Agents as the owners of this old petrol filling station (which was now being used for car sales and vehicle repairs) and asked to help with the sale of the site. Marketing of the site for continued commercial use had been unsuccessful and it was clear the buildings were at the end of their useful life.

RCC has been involved in numerous planning applications for replacement dwellings. With replacement dwellings planners are mainly considering the increase in size of the dwelling, its design, impact on the landscape and character of the area. In this instance our client had bought the bungalow shown in the photographs which also came with surrounding paddocks. The proposal was for a replacement two storey dwelling but with a contemporary design.

This proposal related to an old farm yard site near the centre of the attractive village of All Cannings. It consisted of two pleasant traditional brick buildings and other more modern utilitarian buildings. A historic planning application to convert the traditional buildings to dwellings and build a further new dwelling had previously been refused and subsequently dismissed on appeal.
